All said, I am not coming out much ahead for a property I have owned for 20+ years and had the hassle and expense of maintaining.

That alone is such an amazing extrinsic value to have.  1,000%.And builders are in no rush to slash profit margins.

This is kind of the prevailing logic here on BP where everyone should rush to 1,000 doors as quickly as possible.
