I’m on my score like white in rice, but i haven’t had this particular issue in the past.

If you are looking for flips, Edmond is a fantastic area as well as some areas in midtown (Paseo, Mesta Park, possibly Tenn-Pen,) and Lincoln Terrace is a hot area right now.

With all the chit chat going on with Pipelines and continued Oil/Gas Dev't here in Canada, I am also looking for short term returns on pipeline industry towns like Terrace and Kitimat in BC.

Hey @Tyrone Rice my first instinct is that it looks like a good deal but I'd be cautious of something that cashflows that good. 

also I dont know how large your search area is, I really like Rice Lake, thats not too far from you, i see deals there, and wanted to buy there, but I moved  so  I havent  yet. 

@Thomas Connors I'd take @Khouri Rice 's recommendation over any websites.I used to use Tiger until they F'ed one of my Buyers.
