I have a tenant who can be erratic & make poor decisions that have effected my condo community and pissed off the HOA, neighbors & me to no end, so I've chosen not to renew his lease. 

If i was buying this whole adds value talk, Rather than deal with renewing odd brick,  which no matter how good you do, still does not look as good as a new brick.

When it gets to this point it is usually better to either (a) not renew the lease or (b) introduce a new property manager and start a fresh relationship.    

It was treated a few weeks ago but her current landlord is not renewing her lease due to the pest problem and now the applicant is threatening legal action if we don't rent to her.

Furthermore, we renewed our 12-month lease just 2 months ago, so an FHA is not in our interest until next year.

You will get push back and you will be forced to non renew or evict to send a strong message to all tenants.

I did include this language in my letter: "there will be a new lease from July 1 onward that all current tenants will be provided and be required to sign, unless they are not renewing their lease and intend to move." and also "If you will not be renewing your lease for July, you must inform us in writing as soon as possible and no later than June 1, 2018."

Many realtors will also handle the lease renewal for you because they know you'll come back to them once you have a vacancy.

Following the legal process to the letter every time a tennat pays late until you ultimately non renew or evict has nothing to do with being nice or not.
