If you just both have 50-50 ownership in the property and are both responsible for aspects of the performance of the property than a simple partnership agreement is acceptable.

Like I mentioned, I am a developer/rehabber so most of my expertise comes into that side of REI but I am quite experienced in all aspects of REI so I will try my best to give you the best answers I possibly can.

I have been managing every aspect of my parents' rental property business for over 15 years.

Two of the properties did not see water, which is pretty remarkable considering some areas saw 8' of water.  

BUT, I see that point and believe it will be overshadowed by some more subtle aspects of the sharing economy.

We also developed feelings about what aspects of the business we liked best and which not so much.  

Maybe it is seen as "taking too much" or there is a technical aspect that makes it hard.

I don't know, I stopped wholesaling as a main aspect of my business model, I wholesale properties that I pick up but don't want to do anymore because I get better deals, so I am on the same boat asHow is the market down there in Jersey?

It is very easy to be soft hearted (or headed) when you have not fully engaged in the  negative aspects of our business.
