There is still alot to rebuild but with the lending market requiring more upfront I really don't see the benefit to small deals.

But if the govt really wanted to get serious about getting investors to help rebuild the rental pool, all they'd need to do is bump that limit from 10 to 20 and they'd get more activity on the existing inventory than they could want.Won't help new construction - which is the real job generator.....For that, I think they should bring back the tax credit.

We might be scrapping the entire influence and awards system and could rebuild them from scratch; it seems that our current system uses a model of thinking that just doesn't accurately reflect anything but who is active on the system and who has best figured out how to gain points.
