Hey @Ian Skjervem - lots of good questions - the reality is there is no one way to slice this cake. 

Many of these sponsors are "hoping" interest rates go down enough but the reality is they are effed.

I have two comments and then some advice. 1) Because you are on Bigger Pockets, it seems like most people do this, but the reality is almost no one does. 

Neither of us over-hypes to cover up realities! 

The harsh reality is that the current RE Brokerage model is dead.

Love the fact that you already know you are creating your own reality and changing the game for your family! 

But there is paper and then there's reality. 

I ask those questions first because some sites have very different numbers from reality.

The reality is that to be successful in winning the deal, the financial preparation before the hunt is more important.Good luck,Arlen

I talked to 6 people this week who went out of state for more cash flow and are dealing with negative cash flow now (properties looked good on paper but maintenance, repairs, capex, tenant and PM issues have caused significant losses for them in reality).
