Tom what is your sponsor promote since no pref?

These two Meetups are something I build over years of holding events, promoting, paying for venues, food, drinks, etc... 

Plenty of well-positioned restaurants with great food and great service have failed just because they didn't get enough traction before the promoters ran out of money.If you buy multifamily real estate, however, you're buying an existing income stream.

With that said, while moving out might have been the best thing you could have done for your own emotional health, that doesn't mean your LL has to "eat" your moving out with little or no notice. 

It was more motivational than practical, I don’t feel like I could flip houses as easily as they promote at this point, they do upsale the software and the advanced training as essential but you would have to invest more money 

The highest offer wins, and you cannot back out of the offer once you've made it.Finally be wary of immigration laws and health insurance/benefits.

In fact, very rarely do I find Investors from BP promoting the way I invest.

All of my LOs as the Optionee have been from sudden sellers (sudden job transfer, divorce, health, default) of pretty houses with low equity.I didn't do any of the tricks you mentioned, but they weren't listed on zillow or wherever either.  

(And just in case you were wondering, I'm not promoting myself in the least with this post, as I personally don't engage in general brokerage outside of immediate family/friends.
