You most likely are not renting to the same type of people. the holding companies build huge apartment complex but many people value privacy over amenities so a small multifamily with a little more privacy looks better to some.Also the holding companies are usually pretty aggressive with rent and raise it each year so if your rent is a little below market value then it shouldn't be a problem.
