Some agents will not take less than 3% no matter what, others will adjust based on the deal. 

I have never found a true 70% deal.

Alternatively, happy to be a resource, run analysis on deals etc.

By the time the Fed cuts rates, many of the best deals will be gone.

Hypothetically, this deal would perform very well if you achieved 80%-90% occupancy.

Some new investors think of it as a no-money down deal and given those other costs, it really almost never is.
