Hi, I am in the position to buy a single family historic home with an ADU in the back that currently has a tenant in it paying $1600 a month including utilities.The home has 3 beds and 1 bath and needs some light work such as floors including leveling of one bedroom where the floor is dipping, a few windows, stair repair, painting and landscaping as it sits on a 7000sqft lot.

I’m a handyman and I work with a few rental properties and do some projects that range to the small stuff like hanging doors, repair trim and drywall to new flooring installs, painting, appliance repair, yard work and repairing your usual leaky faucet..The issue I’m having currently is I have just gotten into contact a couple days ago about a flooring job.

FHA inspection, in my experience, will primarily look at safety oriented things, including chipping paint, exposed woods, hand railings, properly fitted windows, etc.

They painted a different picture in their minds from all they hear and read before they bought their STR.However, I recognize that this PM company is not going to improve and immediately send a cancellation request notice which takes effect 90 days later (end 10/25).

If you factor in the cost to prep the home for a new tenant if they vacate (probably need a full prep with updated flooring, paint etc since they've been there so long) plus that down time while you're doing so, plus finding another qualified tenant, you are looking at thousands of dollars to bring to market rent.
