I was back in Oz in June for 3 months.

Unfortunately, so many groups that run in, what I call, the Bigger Pockets sphere of influence, are new.  

If that's even close I'd have to think there's more to it, like being under the supervision of your Great Oz.

Gulf County is an OZ location.

Posting on BP and sharing real estate information with your sphere of influence (and social media) is a great way to get started.

The rest comes from my Sphere and repeat Investor clients.

Yes limited experience in that sphere, currently only have a 34 unit portfolio plus 6 town homes.

If it doesn't make sense for me to purchase or manage, then I'm sure I can point you to someone in my sphere who can.

My biggest beef is their paranoia that someone will make a deal outside of their sphere and the automated message filtering that goes along with it that prevents you from providing information such as tourism and transportation (even bus routes) contact information, etc. which limits your ability to provide service to potential guests.  

OZ's look kind of 1031's but without the need to buy another property.
