I've had a situation where the seller was in the hospital and it ended up being achingly long in terms of the offer process (that ultimately went nowhere) because...well...the seller was in the hospital!   

I have no interest personally in that end of the business.. some of those notes will hit great yields others can lose money and then everything in between.. our note folks like consistent yields and its the end of the world if  the payment is 2 days late.. although 90% of the payments we set up for our investors are ach so that does not happen much.I think I recall you posting about going in on a fractionalized note.. those in the right setting work fine.when I had my HML company in Oakland CA in the lateer 80s  that's literally all we did..

It is currently difficult for me to get a business account considering I do not have a "business" or EIN, this also hinders me from utilizing ACH with my customers as I need to provide proof of business in order to collect money. 

However, one thing you want to do before exercising your decision muscle is to know what you want and why?

@Kenny Dahill - I could be wrong, but I am guessing your accountant would charge you some sort of fee for processing invoices and checks.I have my PM deposit rent via ACH to my business account.

I don’t take anything but online payments through ACH transfers.

The tenants can pay via ACH for free or credit card with a fee.

One of my properties has 3 roommates living together; cozy makes it easy to split the total rent so they each setup auto ach.
