It doesn't sound like that has happened here because you keep saying you want to transfer it etc...essentially you want to give them the property, because right now today they do not own it and have not completed AP...you're doing their job for them. 

I think it does a good job of introducing different strategies and lingo of investing in a  digestible way and allows someone to find what they may find interesting and then learn more about that.

They were never particularly nice, beach cabins on stilts with rattan furniture that usually had water stains from wet suits.

Even in the nice locations, most top out around $2,800.Of course there is also your increased insurance, vacancy, repairs, CapEx, and the never mentioned reduced rent on the main house since having a stranger living in your backyard usually isn't appealing to most renters.

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

My first PMS was Guesty which did a great job with automations IMO. 

If they’re selling for a $400k+ gain they could look at a 1031 for:A super nice 2-4 unit they wouldn’t mind living in a unit of where the rental portion exceeds their 1031 sale. 

It's a nice hedge to my equity portfolio.I hope this helps.
