I had an incident where house covered by Terminix for 10 years and one day I was doing repairs on chimney and noticed termite wood damage.  

Several school districts have had MAJOR incidents of facility misconduct (google it, I don't want to get into specifics) and both purchasing and price value have declined and not yet fully recovered.

This may not be this animal's first incident that is recorded. 

Everything is negotiable, so he would do well to know when signing a one year lease what his options are in case he would like to move sooner.Tenants who move out on good terms are more likely to move out without incident and without damaging the place.
