@Sherry Norman  put the shoe on the other foot as a capable funder I see your type of posts all the time the only thing your bringing to the table is the deal.. plenty of deals out there. if you have to post on line for a money partner that's your problem right there your not strong enough.I suggest you get your money partner FIRST then go shopping I think you have the cart before the horse..

@John Ratigan   hold your horses this is a loser.. and I doubt you will find a lender to lend you this month as they will run the math and help you realize that the only one making any money on the deal is them..

These transitional areas are often a good bet as even when economic pressures can stall a market overall, cities and communities are invested in the health of these transitional areas.
