As long as you are below a 2.5:1 then you will look okay ( typically).So, with the being said, really your lack of experience won't harm you as long as you are strong financially. 

They play loud music, use alcohol and other substances, are generally loud and sometimes even have cookouts.

There are a lot of bad deals out there and you have to know how to separate the bad from the good in order to be sucessful.Most of the posts in these threads lack substance, telling the OP to simply partner with an experienced broker.Posts like:Hard money lending is mainly unregulated (in almost all states) if you deal with commercial deals.

The issue is the discount that is allowed actually causes harm in cases where the property is NOO or other situations where a borrower might be on the hook for deficiency or tax implications.Also, forcing you to purchase an asset in a geography that is not one you may want, like saying you must purchase on a nationwide footprint seems counter-productive to inducing the highest best bid from you.

From what I’ve seen I see a guy who swears a lot, says things like “always be hustling” and usually throws around big metrics like 100M or a billion dollars without actually providing much actual substance.  

Regarding the actual project, I would prefer it to be a visible setup instead of 'invisible' setup to harm the strangers.

There's no harm in that but wasted time and energy.
