Fair warning - I have no personal experience of using these loans, just know what I know from word of mouth. 

Here should be your bottom line and what you should be asking yourself:  Will adding this feature make my new tenants happier and possibly stay longer if they are comfortable?  

I know that sounds crazy, but I was never a good student and even dropped out of college (multiple times) because I realized the only reason I was even attending was to get a degree that would allow me to get a job that would pay well enough to let me afford my first house.. wow that's a mouthful.

Being in the mobile home market, things are a little different, but what actually works in this market is a sign in the window and word of mouth advertising.

Word of mouth and personal recommendations are best for finding good people to work with.

Shoot for minimum $300-$400 per unit on your average rental property and you'll be a much happier landlord.

You rely on others/word of mouth, you hunt deals down yourself, or you wait for your marketing to take off.I understand that it's a combination of that plus much more for most.....

But you clearly have expressed your unhappiness with certain features in this unit, and I don't see any way that I would be able to make you happier about those things.

Call the Medicaid office, go to the horses mouth, and ask what the current balance of the lien is, it really isn't a secret.

@Joshua Biondi word of mouth usually gets me the best rates but I have also had some success actually using thumbtack.
