but it sounds like your mind is made up on this mentor.. flipping right now is a pretty tough gig for a beginner depending on market. very low inventory then sky high rates for your buyers. so use caution be careful also make sure you have a GREAT RE Broker who knows the values and what you should and shouldn't do in the rehab to maximize your returns. these things are very market specific U simply need to make sure your matching what is expected in the market you choose.. 

Since I am a RE investor myself, I understand the importance of having a good GC in your pocket for rehabs/remodel jobs and I’d like to be that for as many people as possible.

I have a cousin who funds RE deals and he has a whole network of money people, so I am putting together a business plan to submit along with my financials and an investment proposal.I am coming from single family residential, and have only ever worked with hard money for short-term loans, and also some smaller amounts of private money.

I have bought commercial RE in a Roth SDIRA and separately purchased a couple investment properties via 1031 exchanges outside of my IRAs.I too have hesitation of the above index funds and need to investigate further.

Hi,Once someone passes the Illinois RE exams, what are some options - in addition to joining a brokerage, which seems to be mandatory - if they want to just buy and sell for themselves?
