The answer if two fold really: (1) A detailed consumer report takes a certain expertise and successor and (2) in today's litigious society it only makes sense to have such and important task completed by professionals. 

So my question is three-fold: 1) What do you think is the best way to get experience when first starting out?

The hard work and time invested upfront will pay off ten-fold.

If that doesn't work, then ask for some concession (figure out your bottom line but don't tell your realtor even if a buyer's agent), then fold the excess into the loan- work with your loan officer or broker.

I always test something before jumping in, if I were in your shoes, I could have tested how it is being an agent first, and if I made 50k within my first year, I could imagine I'd make three folds that if I were to dedicate more time, but that doesn't matter now, here you are, no job and only REA to go after.
