Buying with all cash is an excellent strategy, particularly as it relates to security and maximizing profit/cash flow.

Make sure you are excellent at deal analysis, start building a team and go out and network (on social or live events), once you gave that in place start looing for deals and put out offers.

They have an excellent app to follow the routs and add properties right there and then on the phone when you see a destressed property. 

Just go to any one or all of the major online real estate sales websites and utilize the filters to narrow your search parameters.If none show up, you may have to widen your search or expand the parameters.

Is it convenient to use excel files to make all this calculations?
