We find off market deals through out property management clients How did you finance this deal?

@Jeremy H Barton - I'm an investor, flipper, and property management owner.  

I KNOW I am not up to Accredited.It seems to me to be "backwards" thinking that there is LESS risk to a 'novice' in a FUND since the risk is spread out over many Notes and professionally managed, whereas an Individual Note seems like it would carry WAY more risk, especially picking the 'right one' for your investing goals, budget, etc...? 

Using a HELOC or home equity loan on your personal home could be a good option, especially if you can secure a low interest rate and manageable terms.

You need to work with a property manager that has experience with this, unless you plan on doing it yourself.
