I get the install for 1.50-2.00 sf range but he does a lot of work for us in apartments as well putting down vinyl so I'm sure he is cutting us a break.  2-4 is a good number to use.When selecting your LVP I suggest looking for flooring that is durable enough to be considered scratch-resistant flooring and certified as low-VOC flooring.

I like the durability of laminated wood flooring (fake wood), but if you use this in the whole house it will have an echo which will drive people crazy.

Both lvt and laminate are pretty durable but both can scratch...providing the felt is a cheap insurance policy. 

If it is a rental, you might want to consider going with something more durable than carpet since you will replace it every so often.

Laminate is typically cheaper and more durable than hardwood and much easier to clean and maintain than carpet. 

what is going to be the most durable and at the same time attractive?

I'd suggest using LVP as it's durable and lasts a long time plus it looks great.

I know carpet seems to be the cheaper option, but I was hoping to put something in that is water proof and durable so I won’t have to change it after each messy tenant.
