Completed work includes resealed/striped parking lot, replaced many of the water heaters and swamp coolers, added new community signage and monument sign, improved parking lot lighting, upgraded laundry machines, added grill area, and installed water saving devices. $40k was spent on low maintenance landscaping.We spent about $231K total in capital improvements.

I don't know anything about Thrive, but if you join a team, I would look for one that has a strong local presence and not someone that is just saying they are a team or a network and you're really left to your own devices.

I only had one comment from a tenant about no cable, but they also weren't aware that they could reboot a device by turning it off and back on, so I take that comment with a grain of salt.

Getting a good appraiser and an accurate (that reflects current hot market conditions and not 'comps' for a year ago in dissimilar geographic areas) is key here.
