Right now we arent looking for cash from our real estate, everything we get we either reinvest or we buy new.4) If we truly are at the beginning of a downturn, I dont think its the worst thing to keep your properties near the top of market in terms of condition and to take time digesting each purchase Vs leveraging to buy as many doors as possible.

And than you run a sales appointment and the home owners are going on and on with an architectural digest out how they want this elaborate $220k kitchen reno and than say there budget is $35k, can you make it happen, you NEED to make it happen, because they can't settle for anything less than Brazillian Walnut cabinets and Italian Marble c-tops....

I used to really chart these 4 benefits and it caused me to write a complete chapter on 2 of the 4, C&D.I also learned a couple other things: Your home is about the only thing you get to declare interest paid and about the ONLY place you can avoid capital gains every couple years and make a killing...Good luck digesting the above.

If your taxes are going to be prepared by a CPA, then you better make your bookkeeping digestible by that CPA.Conversely, if your taxes are prepared by you, then your bookkeeping should make sense to you, and to you only.
