What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Once you close the problem with those tenants whom you don't have a relationship / history with will be yours.

Track record…I like that they’ve been in business for a while, but I’m not as comfortable with their history in industrial (maybe I didn’t dig deep enough).

It's sad as they appeared to be nice Pella double pane casement windows - however they were made in a bad part of Pellas history and are certain to be rotted where I cant see them.  

Ultimately, the lender would want to see that you have some consistent payment history towards an obligation.
