After my first deal I felt very confident I could do this!

I was wondering if anyone had any advice on how to find investors willing to listen and how to keep everything confidential so a good idea doesn't get stolen.

The more I think about those negative things, the more robust my investment plan becomes, and the more confident I become in my investments.

...I'm fairly young 26 and although i have decent income/ credit... not much saved... but this strategy seems so solid that I feel very confident I could pay back a family member if they lent to me... i'm even entertaining the idea of hard money loans, but am not too familiar with their terms rates etc.....

That is confidential information that should not just be passed out. 

I feel like the more I can learn about REI in the next 4 years the more confident I will be when it comes time to make my first deals and also make the learning curve for me shorter than normal.

Admittedly I don't know the CAP rate as that was a private sale and the numbers have been confidential. 

While I will not be sharing specific numbers as to respect the confidentiality of the others involved I will say it was a win win win win for all of us. 

Ask the seller to accept a signed non-disclosure and confidentiality agreement related to any information the seller provides to buyer.
