If I spend $1,000 to attend a seminar (entry ticket, flight, hotel, food) I need to make $1,200 within the next 3-6 months from something I learned.

After a short while we realized he was paying just to get her out of his house and I started to consider it a rent/babysittng fee.She called constantly: There was water in the carport (it had rained), light switch stopped working (it was on a dimmer), ants in the kitchen (don't leave food out).  

But if there are any remaining adults or eggs after the 2nd, the 3rd will take them out.It's much easier and effective to treat an empty unit versus one with people (and a food source in them).

Considering I have free food and shelter, should I just focus on studying real estate and making money to invest or should I attend college (approx. 4k a semester)? 

Biggest individual expense being food as I have a special diet due to my Chron's and Celiac.Everything left over goes towards paying down debt.

You just have to pay for your own drinks and food.  

I feel that they won't have problem paying the rent, but with utilities and all, plus food, etc..

My previous basement tenants were vendors that sold food out on thw street.

You have to take care of your basic needs: food, clothing, shelter before you can entertain the idea of educating yourself in investments.
