@Bryan L. intersting idea I believe In podcast #166 The guest Matt Aitchinson is working in that capacity with his own brokerage though. 

A cap of 5% is not really upside - the property is performing at pretty much best capacity. 

I have networked with a ton of storage managers and owners in my market and they are all full to capacity or near it. 

Bank's typically do not like borrowing your down payment to make a bigger loan, you are leveraging borrowed money to increase your credit capacity. 

The downsides are numerous:one unit dies, the whole assembly must be replaced;the washer and dryer capacity are less than a stackable laundry pair;they are not as water nor energy efficient as a comparably priced stackable laundry pair;they are a pain to install in 2nd and 3rd floor flats (unless you have modern wide stairwells or an elevator).We have two of the all-in-one GE units left.  

Does anybody know if this Core Capacities Index test is a real indicator of top RE agents or is it just a broker gimmick to lure you into trying to sell Real Estate for them?

If the loan is held in trust, most likely the servicer has the capacity to direct the asset.

You would need to make sure she is mentally stable and has the capacity to act on her own behalf. 

Stuff sitting vacant the county and cities are anxious to get it performing in some capacity again.
