I understand everyone's situation is unique and dishing out a couple extra hundred dollars a month on a rental property is certainly not on everyone's agenda or even doable, but I wonder how many others are thinking this way in the short term?

One of my protégés did all finish work (flooring, painting, light fixtures, plumbing fixtures, outlets/switches, sink drains, dishwasher, shower, bath vanity, kitchen cabinets and counters (installed but he did cut), etc.

If you buy the expensive kitchen cabinets , and the contractor accidently drops a $900 section .

If you get a couple hundred under your belt, youl'll be on your way to building that investing muscle.

Still have few hundred grand at 10/12% and 200k in liens.

Like, are investors really going to give multifamily gurus who are actively in process of losing tens of millions, hundreds of millions or billions of dollars of investor capital, tens of thousand of dollars for their paid mentorship program? 

My preference is to go straight through the title company, put that money into renovations, and send the agent a couple hundred dollar gift card to Amazon for their time. 

Would hate for you to get to the same situation as we did where we paid hundreds for appraisal, let our bridge loan tick away for weeks leading up to refinance, and only find out this info at the end of the process where we get our rates switched on us.
