The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022. 

These would be bare rental units where tenant builds to suit or we could with appropriate rent charge.

My client bought a 22 unit building and used this strategy and walked out of closing with a check for $800k to perform the rest of the renovations, paid himself back his already expended rehab costs and his entire down payment.  

With the network I have been building I am confident that this will be a viable option in 18 months.

However, for building materials, we get 99% of them from the four mentioned!

I found a really nice brick building with 12 apartments, 3 commercial business units and some garages.

Running a portfolio well would be like taking on a second job as you build your own systems 

I had to drop a rental by about 10% and an apartment building I'm invested in that we were helping to lease up we had to drop 25%.
