I checked out the property you shared - can't believe the pricepoints down there, feels like an entirely different region, yet it's less than 3 hours from border to border! 

The locations I am scoping out are areas bordering the “heavily competitive” Bay Area markets, which has been proven rather difficult; (Suggestions welcome).

I'm in Windsor Locks (15 mins south of the CT / MA border) and could probably come up with a few things.

If you want to be close to I-95, with the possible exception of Bridgeport, Stratford and a few in Norwalk, @Alex Borders, you're going to have a tough time making the numbers work.

It's basically on the border of Illinois and is about 2 1/2 hours north of Indy.

I'm not sure where you are shopping in MA, but if it's near the CT border I'd be happy to give you a couple of referals that are licensed in both.
