I am not an experienced investor, but I feel that there is still great opportunity for cash flow investment with the added potential for strong appreciation as a bonus.

For a season people in our career field made tens of thousands in re-enlistment bonuses, with half in a lump sum and the other half spread over the enlistment period. 

I pay her 15 cents per letter and a $500.00 bonus off of each house I close on off,of one of her letters.

Also, have to know the local practice on 100 for the garage, and what if someone was not interested... so that income may be tough or a "bonus" for a one year lease to attract a good tenant...

If everything is mid $500k's I'd shoot for $550k for arguments sake, consider anything higher than that a bonus.

Like you said, anything outside the peak time will be bonus money.
