I couldnt mop tar,,,no equipment for it,,,but I could shingle.Standing seam metal would be a great product for changing from flat to pitched.Minimum pitch here 4 /12 5 and 6 /12 even better for high rainfall/snow load areas,,,costs very little more.walking on the frozen roof can damage it also,,as well as scoop dings.

For $15k, I'd better be doing a full-blown install of a couple of 5 ton units.If it really is that expensive, at the very least get some $11/hr workers to take out the old boilers/radiators/ect. then take them to a metal recycler and sell the metal for scrap.

Any filthy vent that is found points to a room where I'd give this added attention.Leaving windows open might also contribute dust from the outside.Sometimes the return "ductwork" isn't what you might think (it is not really sheet metal within walls, it just uses the space between studs and floor joists with a cover of metal or foil).
