The upstairs bedrooms all had heat, the living room radiators needed to be bleeded out. 

Frozen pipes, both heating pipes and domestic water pipes, swell and burst. 

Rancho has a new community center, new hospital,  expanded Los Rios comminuty college campus,  huge redevelopment at Aerojet bleeding into Folsom Ranch.  

Even if you have to write a check to get out of these, it is worth it to stop the bleeding. 

I think its funny that all the bleeding hearts are people who are either not landlord at all, or they do not have Federal Employees as tenants.

I think he did an OK job for a good price and he has come out once to recharge the freon (whatever its called today) under his 2 year warranty period with no problems.After talking with some HVAC people, I have learned the recharge shortly after its new is apparently fairly common as it is also common that a lot installers don't quite bleed the lines all the way during the initial install.

The problem isn't buying C-class - the problem is garbage property managers who look out for #1 and bleed owners dry. 

If your going to rent it, I probably wouldnt put in Laminate, renters will inevitably spill water on it and leave it, making it swell..Tiles have worked great in my rentals..The worst is carpet, they can tear brand new carpet up in a year and cost you a lot..

Also, not sure if you know 1031's well, I believe you can hold some of the 1031 funds in escrow for repairs that must be completed within 180 days of purchase.
