It was a foreclosure rural & inside it was tough to breath.We counted 70 dead bats in various rooms & in the bathtubs/sinks/toilets & I couldn't imagine the piles in the attic.

I called my insurance agent about my policy today and was told if a tenant were to fall in bathtub or hurt themselves on property my liability insurance would not cover it.

We ask our guests to:- Bag and take out trash to bins outside- Load dishwasher and start before leaving- Put all bath linens (towels, not sheets) in a pile in the bathtub. 

There was an entire bathroom dedicated to the cat where the bathtub was basically his litter box that hadn't been cleaned in a decade.  

Eventually we called it a loss, boarded them up and tried to sell them.The Final NailOne night a crew broke into both properties and stole everything you could take – everything: appliances, wiring, pipes, toilets, bathtubs, everything but the flooring.

In my very cheapest low-income apartments, I have tile surrounds with cement board underlayments that I have built with my own two hands around enameled steel bathtubs I have put in myself.

I look at a bathroom as a wet environment where things like overspray from shower, overflowing clogged toilets, and overflowing bathtubs are a real concern and steps need to be taken to contain spills and at least reduce potential for damage.When water runs thru a gap in the wax ring, where does it go?

During the first tenant I did have to replace the sewer line for $2500 and the bath tub for $1000 (don't just check the plumbing connections, make sure there are no cracks in the back of the tub where the shower hits).

I'm assuming everyone here knows the infamous Andrea Yates, the woman who drowned her 5 children in the bathtub of her Houston home.

There must have been a clog with the bathtub drain on the main floor.
