Or their Experience was from 2005-2006 before the market crash ?

The days of just using the MLS and getting a realtor to find value in most markets are long gone.You need a distressed owner or a good wholesaler or a different market.I remember the frenzy of 07' being like you decribed... right before nobody could sell anything for years and values crashed.

Did you arrive at any particular insights that you think are valuable to share with others about the Charlotte market?

If it was me i would wait till i get here.. also you have all the doomsday folks who think the market is going to crash in the next 5 years so maybe your timing when you retire in 5 years will be perfect.. 

You won't be up to date with the market conditions in San Diego, if a crash will come and you find out too late you can lose much more money.

This way you increase the chances you can weather a storm if the market crashes without bleeding from the pockets or having to liquidate the property in a none desirable fashion.

I have always had an interest in real estates but my 1st attempt to become an investor in 2006 didn't go well after the market crashed.

I have an employee Arriving at the store to open here shortly and I’m having her look “one more time”.The tenant’s lease is up June 15 and I know she wants to stay.

Doesn't help that we have a child arriving in less than 2 months but....hesitating none the less. 

Then I'll set a triggered message for a day after arrival to 'check in' with them, make sure they are enjoying their vacation, ask them to reach out with anything they need, etc.Here is what i already do.
