Another thing to consider is whether you will use designed plans or stock- either way there are soft costs (engineering, permitting, architect etc.).

I going to try the zoning myself but am looking for a contractor/architect who can help with drawing plans for the rehab.  

There is a tiny closest because the stairs going to the basement are on the other side.Do I need to find an architect or interior designer?  

To keep it brief… I have about 5 years working as an Intern Architect on educational, commercial and industrial cold storage projects. 

Disclaimer I do not have a architect license, I do detailed design and my work would be for reference only and to give a clearer picture to what you want to accomplish or pitch.

We had the same audit & after the building inspector, our commercial architect, fire chief etc finished I had to design, install a fire sprinkler system, complete with 24/7 first responder monitoring . 

Is it common for contractors to require architect drawings prior to getting estimates?

Obviously I will need to arrange financing from investors, rough plans from engineers, architects, etc, but I don't even know where to begin.

The house was built by a former architect and is rock solid with character.
