At higher deposits i.e >25-30%, finding right property should then get slightly easier as then lesser yield would turn the asset positive though ones cash on cash returns would reduce.

It is much easier to let real estate pay for real estate.Here is the concept: buy 2 properties, then hold until you have 50% equity, then sell one to pay off the other.

What I can say is your property 2 does not appear to be an investment property (it should be purchased for owner occupant) and that you should be able to do better.

The risks are:- non payment by buyer and must foreclose- lender calls the note dueThe answer to the 1st is to make sure there is a good down payment so dollar wise this does not harm seller.The answer tot he 2nd is to use a land trust and appear Garn St Germain compliant.Just my 2 centsAlan

I have tried to find potential syndicators by literally tracking down who bought apartments that I see clearly have new owners... but in each case, to date, the new owner appears to not be open to outside investors (and so far no local outfits), so that's not working out.
