I have used the bigger pockets residential lease for long term tenants but doesn’t seem to be for month to month any and all suggestions would help! 

I am looking to start small either in commercial or residential (if the numbers make sense).I can handle all of the necessary research/comps, underwriting, and generally making sure the deal makes sense, but looking for some guidance on raising the equity piece of the capital stack. 

I used to run a national mortgage company and had an investment firm in CA working on solely residential property in different locations and the got into multifamily acquisitions starting in 2018. 

Only way around it is a cost segregation study which most investors rarely do for residential RE on a small scale. 

I'm a NC/SC Residential and Commercial Investment Agent local to Charlotte.

I use a smallish local bank (about 30 branches) and have a great relationship with the VP in charge of residential loans and the VP in charge of commercial loans.

Most agents (like 98%) know almost nothing about residential rentals.

He was the lead attorney for the National Association of Residential Property Managers and really knows his stuff.

NOTE; This is skewed as I don’t look at any notes that won’t yield at least 12% at offered pricing, I don’t look at any residential notes, only commercial, and no notes under $500,000 principal balance, so most notes are eliminated before hand. 

A small benefit could be the quads being purchased with traditional residential lending where as the 16 unit would require commercial lending.
