Yes I plan on holding for now despite me thinking flipping is more align with my personality.

Pick different potentials in the same investment market...run the numbers before and have a list of what you need to know or look at, then run the numbers after...depending on the property and intent use one of the calculators on this site for every one...work it as and then use the tool to calculate what it would need to be  --  if they are the same then it might be the right deal.Once you have this then you can move to other surrounding markets easier...just make sure you adjust your assumptions to align with that market.One final note and this depends on your area, here in FL you have to account for what your property taxes "will be" not what they are. 

If someone is wanting to partner with me on a real estate deal but he is looking for properties to add value and have appreciation to potentially sell and I am less concerned with the value as long as it cash flows positively, is there a way we an align our goals to work together? 

I appreciate the offer to partner on wholesaling deals, but that doesn't align with my investment strategy.

Our would you want to walk through and make sure your partners are who they say they are and their projects align with you.

My business plan is aligned up but I have absolutely NO ONE to guide me or someone I could shadow for one day or meet with to help me out.

Outside either of those two things you really better hope the stars align in your favor in court and have an absolute airtight lease that backs up your actions.I'd issue the 30 day notice (be civil, no need to further deteriorate the situation with hostility even if you would prefer to kill them...) and make the primary goal to just get your property back.
