I loved your points on sharpening your skills through education, making educated decisions through correctly running numbers on both renos/investments, and then your suggestions for the future landscape.

Another valuable skill to learn is how to find off-market or deeply discounted properties.  

I got a sales guy who had little clue how long or what skills were needed to do the jobs he was quoting me for.

I  would always suggest a Mentor and top notch Realtor with construction experience or contractor with Real Estate knowledge Mentor Never read a book on my skills. 

From a content perspective, the original book was written back in 2012/2013, when most markets were buyer's markets -- house flippers needed to be more skilled at selling property than at buying property, as buying was easy. 

Being able to pull the trigger once the numbers make sense is a skill and being indecisive will be a big hindrance on growing...I personally won't work with clients that are gun shy on pulling the trigger. 

I’m just asking if drive time is standard, since the rate of $120/hour to change a doorbell already seems like they’ve factored in more than the skill it takes to do the job.

It's about learning the skills and gaining access to the resources you need to be able to build a legitimate business.

Knowledge: I do not come from a construction background, and I certainly lack the skill to do most of the work myself.

But for now I’m thinking of buying and holding, or partner up with another investor for fix and flips or other projects (In AZ).I bring positive energy, problem solving mentality, capital, time, management skills.
