Subject property is in Phoenix, AZ and looks to be ideal for throwing in a wall and kitchen and making it a duplex, but I’m not sure how to go about zoning it.

I’ve seen people charge extra for this in the rent.Typically when you rent by the room the kitchen is shared by all and having predetermined spots for each tenant for cabinet space is also great to do in advance.Personally still doing market research for rent by the room but I’ve read and listened to podcast that indicate what I mentioned above.

I would ideally like to find a property that just needs some cosmetic work, remodel the kitchen probably and AirBnB out.

It could be adding an extra bedroom, parking space, or kitchen where you can maximize the potential rent of the property.
