I'm sure there were bigger fish out there trying to buy her property but we were able to gain the loyalty of the owner and solve her problem.  

@Penny Job  I really don't have a recommendation. the only times I was in Helena was for a fishing trip.. and we stayed on a ranch on stemple pass road that turned out to be right next to the unibomber  LOLbut I am dating myself..

I'm at the point where I've been flipping for 3 years now and, while I'm in no way a big fish, I think I have enough volume and track record to pull in serious investors who are interested in partnering with me. 

I now talk with lenders and other investors and am able to have a 2 way conversation without feeling like a fish out of water.  

When I'm not managing my rentals, I'm a fly fishing guide. 

If rent was so easy to increase they would have done it - don't give them extra money for things they have not done and will not logically explain.At the end of the day 90%+ Sellers that won't provide a price are just fishing.  

I am actually from Rhode island and loved ice fishing when I was there. 

It is hard for me to take extended time off, but I can generally take a day to go fishing when I want, volunteer at school, make it to all the kid's sporting events, etc.3) Another strong point.

I just have these dreams of me fishing a couple times a week this summer and poking around on a lake with the kids.
