I use $250/month for duplexes up to $400 for giant 4 family places. 

I do have someone that works in our office to help make sure our single water bill is split into the various properties it belongs to and stuff like that, but until I had about 500 or so units, I did all of it myself.I don't want to sound like a d**k, but when I see someone start with "I'm looking to build a team" that's a giant red flag and I can be pretty sure that person if very unlikely to buy.Focus on these three things only at this point:1) How do I get money for my down payment2) Who's going to lend me my ~75% once I have my down payment3) How to find the properties I want to buyThe rest is noise and really just done to make people think they're moving forward towards their goal when they're not

They are socialists, so it is easy for them to support extensions of rent holidays over the duration of their extended lockdowns.How long would construction last? 

Keeping in mind I’m a full-time Design engineer, but I’m willing to put all my free time including weekends and holidays in helping and gaining the right experience and built the right connections.Please share your advice below, I would love to hear from you.Thanks in advance and I really appreciate the opportunity.

A little less forgiving during the holidays or middle of winter. 

I found it through Zillow and negotiated it over a holiday weekend because I knew it’d be less competitive.

Weekends and holidays are much much higher.

But so far I am seeing giant rack.

I like to send for the holidays and/or during a recent renewal.

I've found that calling closer to the holidays is best.
