There are plenty of calls you get at 2am that don't need to be addressed until the next day as they aren't emergencies, just curious as to whether your thought indicated that its not necessary to handle anything after hours and are placing it all in the residents hands.

For some this process takes a day, a week or a year but eventually it will happen to most.What tends to happen is your references end up stretching and you will have to expand outside of what most people believe would lead to happiness.

By flexibility, I mean if in say a year from starting at as an Agent, I decided to focus one day a week on RE investing vs. acting as an Agent that day.  

Even if the judgment company says they will not work on the judgment as they feel the debtor is judgment proof they might be become collectible one day as their situation changes.

I know being a Realtor can be a busy, hectic 24 hr 7 day a week job with a lot of tire kickers and deals that fall thru...or never get off the ground but something HAS to change!

On line search shows that rent is due the day as required in the lease, late fees as defined by the lease to a maximum of 8% of rent.

My question is, if I have my lawyer submit a written notice tomorrow (on the 10 day deadline) claiming that I as the purchase inspected the property within the 5 day requirement from the acceptance date, can I then use an official inspection report that was provided on the 10th day as my supporting evidence,  even though the “official” inspection took place after the 5 day deadline?
