It's been disappointing when the fed cuts caused increases in the 5yr rate (that our dscr loans are tied to).

I believe your loan could get called if you transfer ownership to an LLC without consent of the lender, especially a brand new LLC that does not have two years of tax returns.

I just closed a DSCR loan on a Duplex with Total Quality Lending.

But if I put the money into buying a house, with the leverage of a mortgage loan, I can still earn about 11% annually on my investment on the appreciation, even though there is no cash received for the rent.

You would still save more money 9 out of 10 times living with your parents but being able to leverage a low down payment loan will allow you to get a very high ROI on relatively safe investment. 

@Zach Howard there are a few loan types here in the states for foreign nationals, some that require personal income verification and others that do not.

Currently under contract for $552,000 with a conventional loan.

We are getting a loan for between 400k and 500k for 5 years on a property that we are buying for 955k.
