(I've always done my own deals in the states)This project will become a Retreat Center for Health and Wealth Retreats, Workshops, Weddings, Masterminds, etc. 

My plan would be to add a 2nd unit of a workshop (warehouse/3-4 bay garage) for my business in the back and rent our the main house MTR or STR depending on the zoning of the lot.Another idea I had was building large garage with an apartment above it (1200 square feet apartment) and renting out the 2 units and "Office hacking" the property.The issue I am running into is figuring out what type of zoning I should be looking for.Could I do either one of these options in SF2 and SF3 or do I need to just consider commercial lotsI am planning to use the SBA 504 loan which requires my business to occupy 51% of the square feet on the property and a 10% downpayment.

I'd suggest in addition to self educating yourself to utilize your network and resources at hand through BP, continue to be inquisitive and ask questions, seek mentorship, sign up for workshops, join webinars, and most importantly never be afraid to fail. 

Does anyone know of any local RE meetups/workshops coming up this month on Oahu, Honolulu (preferably) Hawaii?  

The plan is to also add an ADU, replacing an existing workshop.

Comps in the area are around 300K for similar properties, with size of house, 2 car garage with separate workshop/2 car garage in backyard, on .85 acres, if lot was split. 

Tons of potential w the 960 sq ft basement/workshop/laundry/1 car garage.

Large outbuilding for storage or future workshop.
