I did a 1031 Exchange for the investment so had a large down payment.

1st property 10 years fully occupied rental......1031 exchange into 2nd property -->  rented a few months.  

@Ryan Cleary,In a prior life before 1031 exchanges, I worked with a national firm that worked to evict thousands of tenants from underperforming properties across the country. 

And because of the fact that it is done through a qualified intermediary, the depreciation recapture is deferred for the same reason that it is in a 1031 exchange. 

It prevents me from transferring money to my crypto exchanges and I end up wiring money, which gets expensive.

Because you cannot do a 1031 exchange into a primary residence. 

How would trying to do a 1031 exchanges be affected on properties that have been refinanced?

If you are looking for some good meetups I would say NCREIA has some pretty good ones but there are also smaller meetups like the TREIA meetups they typically have every Wednesday, one of my good friends hold a deal exchange every two weeks on thursday.
