Rehab/remodel and selling is usually a decent exit strategy in Colorado, where good/quality inventory is always low. 

Quality over quantity.  

Commercial deals focus on the numbers, location in terms of population density and logistics, quality of construction, etc..

Hi Maria,When flipping properties, cutting costs on materials can significantly boost your profit margins, however, you always want to maintain a minimum quality so my first advise on how to spend less is to plan the rehab in a way that optimizes the value return you're getting.

I would make sure that you build a high-quality team before you start any project. 

We ask them to provide an air quality test done by a licensed company IF we do not see visual evidence. 

Maybe my expectations are too high due to the quality of my property manager.Do you agree that a PM should be proactively pointing out future maintenance issues, or am I expecting too much as well?

I own a small (72 unit) multi family in OKC and have seen vacancies go up and we have had to start increasing specials and extra items to attract quality residents to fill unit. 

I have met with some of the CCIM folks locally and they all seem like quality folks.
