depends on location, in a city they should be within .5 mi, in a suburb 1 mile and rural  5 miles but unique properties can be stretched further, I have done thousands of BPO's for banks, the rules were 3 listed and 3 solds, within 20% speck and similar condition, and make appropriate adjustments for differences, there is more art than science to it.

You have to put virtually half down in order for anything to pencil.

For less hassle and virtually no risk, they can throw their money in any random mutual fund and grab 10-12%.   

That said, your siding should be able to withstand virtually any amount of water.

I'm willing to bet that your flooring contractor is charging per sq. foot which means he makes more money by doing it the easy way.I'll be doing a flooring job soon and the only place I will be putting the flooring underneath anything is in the bathroom where it will go under the toilet and vanity only because it would be virtually impossible to install the vinyl planks in the small spaces between them and the walls and the tub. 

The actual unit maintenance is virtually the same as a regular HVAC, mostly be sure filtration is clean.
